    What's special

    Full kitchenHardwood floor
Standalone Studio Cottage overlooking Echo Park Lake. This cottage is 1734 1/2 Kent. It is the middle unit on the west side. What was originally considered crowded for a family of four, now seems genius for a single artist. The living room and bedroom are combined. It has the original 1921 oak floor. There is a full kitchen, small utility room with an exterior door, and a full bathroom around a clawfoot tub. There is a glass door from the living/bed room facing west for the afternoon sun thru which you step out (not down) to your private isolated deck. It is constructed from huge 4" by 10" redwood planks, unpainted in their natural state, that I have reclaimed from wine barrel supports. The railings are similarly unpainted, unsanded 120 year old Douglas fir, reclaimed from a demolition in the Santa Monica mountains. (I will admit here that I previously owned a reclaimed wood business.) The desk in the living room is wood from Frank Sinatra's old home. The singer/songwriter who has been there formerly for 8 years, effuses about living with the Frank Sinatra vibrations. She moved to New York with the man of her dreams. The previous artist was the First Viola of the LA Philharmonic. She also stayed until her marriage. The current tenant is leaving after 3 years. We will be working there this weekend and the next three days so come by anytime and we should be there. If not, ask for Rex. He is in the front unit on the west side 1734 3/4. I'm not sure I can, so I won't say that you must be an artist to rent from me. Anyway, your deck extends out to your monster palm tree. 2 steps down from your deck is your personal tiered backyard. Currently ignored by the tenant, there are trees and bushes including olive, grapefruit, fig (planted by one or the other of them.) , Comfortably shaded on the hottest of days by what some have described as the highest tree in Echo Park! Did I mention that you would have no shared walls, floors, or ceilings! No one needs to nor is allowed in your backyard unless you invite them. We are on a hill overlooking Echo Park Lake. You look out on the Hollywood Hills: Griffith Park Observatory, Hollywood sign, et al. The whole underneath of your cottage is your dirt based storage with a door that you can stoop and walk through to store your un-necessities. Nobody doesn't love living here. I require a one year lease for the bank, but I allow, no prefer, any tenant to move anytime they want with 60 day notice. You get one parking space against your yard fence on my gravel lot. All guests park in front of the cottages on Kent Street. Kent Street is a Cul de Sac (both street and alley), with stairs down to Echo Park Lake. There is hardly any traffic on our cross street, Bonnie Brae. Easy access to Temple St, 1st St, Wilshire directly to downtown and the 110 fwy. If traffic is no consideration for you, there might be a better place for an artist to live. If you like seeing and hearing your neighbor's every action, there are plenty of other offerings. Otherwise, check out our cottage, for privacy and yet community... Second unit on right side if looking up from Kent St. Hardwood floor. One of six totally separate single cottages on the hill above Echo Park Lake on a Cul de Sac. (This unit is approximately 300 sq ft. Living room/bedroom is about 10' by 12'). I pay water. You pay gas and electric. There is no need to call me before checking out the property. Go visit the property and see if the living quarters are big enough. The tenant doesn't move until December 31. But you can walk the property and neighborhood. 1734 Kent St in Echo Park, 90026 then contact me - if necessary, only after visiting the property. If the front gate is locked, go up the alley. Kent Kottages is the only open gravel lot in the alley. 3 blocks north of the 101 Fwy centered between 2 onramps in each direction accessed by 3 streets. You are never trapped in traffic here. 3 blocks south of Sunset Bl. 1 1/2 blocks east of Alvarado. Stairs across the street down to Echo Park Lake (Glendale Blvd) I pay for water You pay for all other utilities. I asked for a one year lease. But I would never somebody here that doesn't want to be here. This unit has a huge backyard with a few trees and a palm tree you can do with it what you will.
