Welcome to this gorgeous recently updated Designer Home, with it's own private pool in coveted Chatham Village.
There are 3 Bedrooms with a king, and 2 queens. The primary bedroom has a flat screen TV, deluxe King bed, door directly to the patio, and a huge walk-in closet. The primary bathroom offers, 2 sinks and a vanity area, as well as a separate toilet and shower area.
The 2 additional bedrooms offer queen sized beds and flat screen TVs.
The scondary bathroom has a tub/shower combo and a window for natural light.
The kitchen is fully equipped with a gas range, microwave, fridge-with water and ice in the door, Bosch dishwasher along with utensils, dishes and small appliances for your stay. There is a great eat-in area with table and chairs, (plus stools at the counter) as well as a desk area where you can set your laptop.
Kick back in the living room (with Vaulted ceilings) on one of 2 couches that each have 2 recliners and watch your favorite show on the 65" TV.
Dinner guests? We have an 8 person dining room table!
Don't do your laudry in the garage! The Washer and dryer are inside home in the laundry room.
The covered lanai has a ceiling fan, a great table for outside dining and a roll out shade for extra sun protection.
The best part is your own private pool that can be heated. Lounge around the deck, and enjoy the Florida sun. A propane barbeque is also available for your use.
A 2 car garage will keep your vehicle out of the weather.
Chatham rec center is just a block down the main street (about 5 minute walk) where you will find a Family pool, 4 Boccie courts, 5 Horseshoe pits, 4 Shuffleboard courts, 4 Tennis courts, Meeting rooms, Kitchen facilities, Pavilion area, and 6 Billiards tables to enjoy. We are located just a few minutes to the Nancy Lopez Golf and Country Club, and about 15 minutes to Spanish Springs.
We are also just a few minutes ride to the new First Responders Rec center with a mini putt golf course.
Publix grocery store is a quick 5 minute drive away.
a. Deposit: A deposit of 50% is due at the time of booking.
b. Balance of payment is due 60 days prior to the check-in date.
c. If booking within 60 days of arrival the full amount is due at booking.
Rates are based on double occupancy(2 adults).
Cancellation Policy:
If the reservation is cancelled 90 days before the 1st day of the rental period, you will receive a 100% refund of the security deposit and any of the balance collected.
If cancelled within the window of 89 days to 60 days before the 1st day of the rental period you will receive a 50% refund on all deposits, fees, and balances collected. If the home can be rented for your cancelled rental period you will receive a 100% refund (less a 15% admin fee) for each rental period that has a secured renter.
Within 60 days, ONLY if the home can be rented for your cancelled rental period you will receive a 100% refund (less a 15% admin fee) for each rental period that has a secured renter.
Some renters opt for trip cancellation insurance.
Security Deposit:
A security deposit of $1,000. is added to the remaining rental fee due. Security deposit will be refunded within 21 days of departure, subsequent to an inspection of the property, provided there is no damage done to the unit or contents. Any damage or missing items costs will be deducted from the security deposit.
Villages ID Fee:
$50 "Villages ID" fee admits two residents to Villages amenities, such as recreation center classes, pools (except the Country Club pools) and golf. You will have access to 44 Executive golf course (a small trail fee is charged if using the golf cart on the course). Championship courses are available for an additional charge. The Village ID also gives you access to pickleball, 1,000's of clubs and activities and discounts at the movie theaters located in town squares. Additional guests can obtain free guest passes once the temporary Resident's ID's have been obtained.
Two "guest passes" are included, "Village ID's" are optional:
Guest passes allow you to have limited access to recreation centers, and golfing at non-resident guest rates. This must be requested at least 2 days before arrival.
Village IDs are NOT required for renters to occupy a home, however, if you would like to enjoy any of the amenities that all renters and owners are entitled to, you will need to have a Villages Identification Card. Your Villages ID will cost $50 (which will entitle you to 2 IDs). You must contact us directly as we need to obtain certain information from you. We will process your IDs with The Villages so they will be ready upon your arrival, You will know that we have processed your ID's only when you have received an acknowledgment from owner.
Other Fees: 11% Florida Transient Rental Tax will be collected by the owner and submitted to the state. $200 cleaning fee.

Posted rates are for 2 adults. Additional guests are considered with owner approval.
The owners/managers live within 5 minutes of this rental.
IMPORTANT: THIS IS A STRICT NO-SMOKING/NO-PET HOME.
No smoking or vaping inside the house, the lanai or within 15 feet of the home.
No parties or loud music. Please respect our neighbors and keep noise to a minimum. This is a 55+ Community.
Visitors for less than 7 days are accepted free of charge . Over 4 guests will have to get prior approval from owner and will have a small charge after the seven days.
