No chopping wood on any concrete or anywhere indoors. 2. No animals or pets of any kind shall be harbored on the premises without prior written permission from the landlord/manager. If permission is given, a $50 fee per pet/month will apply on top of the monthly rent. 3. Tenant(s) will notify landlord/manager when leaving for an extended amount of time. 4. If the premises rented is a duplex or single-family dwelling, the tenant(s) will properly maintain yards, shrubs, trees, and all areas of the leased property. Tenant(s) agree to pay for all damage to any yard, shrubs, trees, etc., caused by tenant(s), guests, or agents. Parking of any motor vehicle in the yard is forbidden. Damage or neglect to the yard or shrubs will be charged to the tenant(s) to restore the area to a satisfactory level. 5. Tenant(s) will reimburse landlord/manager for replacing any and all broken window glass/screens and glass light fixtures. 6. Tenant(s) will keep the premises clean and sanitary and comply with all laws and ordinances. 7. Tenant(s) will properly operate all appliances, fixtures, and plumbing supplied by the landlord. 8. Tenant(s) will ensure all irrigation hoses are unhooked in winter to avoid freezing pipes and that hose bibs are covered in winter with proper gear. 9. Tenant(s) will ensure that the conduct of themselves, their family, and guests is not disorderly, boisterous, or unlawful, and that it does not interfere with the rights or comforts of other persons on or adjacent to the premises. Visits by the police for any of the above are grounds for eviction. 10. Tenant(s) will promptly report all leaking faucets or toilets. Water shall not be left running except in winter when it is sometimes necessary to prevent frozen pipes. Tenant(s) will accept all responsibility due to neglect; this includes frozen pipes. 11. Tenant(s) may NOT drill holes or hammer nails in walls without prior written permission from the landlord/manager. The number and location of the holes must be given to the manager. A charge of $15.00 for each drilled or nailed hole will be made for repairs. No decals or contact paper may be placed on any surface, woodwork, walls, appliances, or cabinets. Nothing may be taped to any walls. 13. Absolutely no waterbeds or water furnishings will be used in or on the premises unless otherwise provided herein. 14. No parties will be held on the premises. 15. A forwarding address must be given before the deposit is refunded. 16. Rents are due in advance on the 1st of every month. Rents more than three (3) days late will be charged a $15.00-per-day late fee (up to $60.00). Rents received after the 5th of each month will be charged an additional $30.00 fee. Late rents are also subject to collection fees as determined by the landlord/manager, which can include phone, mail, and personal attempted contacts. Up to 10 charges per month may be assessed. 17. If the tenant(s)' rent is late, eviction proceedings will start immediately, and tenant(s) will be responsible for filing costs and any legal fees incurred by the landlord/manager. If applicable, eviction proceedings will continue, and legal fees will rise. 18. The tenant(s) agree to pay a charge of $40.00 for any check returned for any reason. If a check is returned, it is considered that you have not paid rent until the check is made good and therefore late charges and collection charges may apply in addition to the returned-check charge. It is illegal to write checks without funds to pay for them. Charges will be made against persons writing NSF checks if they are not made good immediately. The landlord/manager may also refuse payment by check if tenant(s) repeatedly issue NSF checks. 19. The tenant(s) agree to pay all attorney's fees, court costs, and any other costs plus damages, if applicable, should eviction proceedings become necessary. 20. Landlord/manager reserves the right to add to, change, or remove any of these rules with written notice of such change given to tenant(s) thirty (30) days prior to the change. This will apply even in the case of a lease agreement (terms of lease). 21. No smoking inside any room or garage.
