Our pet lease clause reads in part as follows: 15.2: PAYMENT OF PET FEE - ADDITIONAL RENT: In the event consent is granted to Occupant to have a pet on the Premises, then immediately upon the grant of such consent Tenant shall pay a pet fee to Landlord in an amount as follows: i) $200 per cat; ii) $300.00 per dog under 30 lbs, $350.00 per dog over 30 lbs and under 50 lbs, and $400.00 per dog over 50 lbs, and iii) a minimum fee of $150.00 for any other pet. Said pet fees shall be considered additional rent and are fully earned upon evaluation and approval of the pet by Landlord. Consequently, said pet fees are not refundable, in whole or in part, for any reason whatsoever including, but not limited to, the death of the pet, the voluntary removal of the pet from the Premises by Occupant, or the involuntary removal of the pet from the Premises per Section 15:3. Additional monthly rent for pets shall also be paid by Tenant as follows: i) $25 per cat; and ii) $50.00 per dog under 30 lbs, $55.00 per dog over 30 lbs and under 50 lbs, and $60.00 per dog over 50 lbs, and iii) a minimum of $25.00 per any other pet.
