(a) Lease duration can be 6 months, 9 months or 12 months and renewable for another full term, or continued on a month-to-month basis thereafter. Landlord prefers 6 months initial duration. (b) Rent payments will be made via electronic means such as automated direct payment to Landlord's bank account, Zelle, or Venmo. (c) Rent is due to be RECEIVED BY LANDLORD on the 1st of every month, and considered late if not RECEIVED by the 5th of the month. A late charge of $50 + $25/day will start accruing as of the 6th day and will be due with the next month's rent. Tenant will pay a charge of $100 for all funds dishonored for any reason in addition to late charges, and all of these additional charges will be collectible as Rent. If a rent payment has been returned unpaid for any reason, Landlord will be entitled to demand that all sums due pursuant to this Lease Agreement be paid in the form of a cashier's check or money order. Tenant will pay court costs, attorney fees and a 50% collection agency fee on any outstanding balances over 30 days past due. Tenant also will pay 2% interest/mo on any outstanding balances over 30 days past due. Tenant will pay a $25 fee to Landlord every time Landlord is required to send out a notice of non-compliance. Each of these fees will be deemed additional rent, and be due with the next months's rent. (d) Tenant agrees to comply with all policies of the HOA, including those regarding parking in the community. If an HOA violation occurs due to actions of Tenant and the violation is not remedied within the warning period, any HOA fees assessed on the property as a result will be added up and be due with next month's rent. (e) If/when the need arises for any repairs, Tenant will not undertake any repairs themselves. Instead Tenant will immediately notify Landlord by text or email. (f) Tenant is responsible to pay for any bedbug treatments if the need arises. (g) A $250.00 fine will be charged for any unauthorized pet found in the unit and is considered an immediate breach of this Lease Agreement. (h) NO SMOKING OF ANY SUBSTANCES IS ALLOWED INSIDE THE PROPERTY. If any evidence of smoking is found, it is considered an immediate breach of this Lease Agreement. (i) Landlord is responsible for monthly HOA fees that include trash, recycling, sewer and community landscaping. (j) Tenant is responsible to obtain and pay for all other utilities, including electricity, water, internet, TV/streaming and security systems. (k) Tenant is responsible for landscaping, including keeping the property lot free of weeds at all times. (l) Tenant is responsible for pest management and extermination, if the need arises. (m) Tenant is responsible for changing the AC filters every 1-3 months (depending on the type of filter used). Landlord reserves the right to inspect the property at all times, with 48 hr of advance notice as required, and if filters are found to be dirty, may deem it to be a immediate breach of this Lease Agreement.
