Preference given to vegan or vegetarian households. Maintenance & Repairs Tenant responsible for daily upkeep (e.g. cleaning, changing light bulbs). Owner handles major systems (HVAC, solar panels, plumbing, structural). Tenant must report any repair needs in writing; owner will respond within 5 business days for non emergencies. Parking 2 covered garage spaces + 3 uncovered driveway spaces. No street parking privileges conferred by lease. Entry & Inspections Owner may enter for inspections or repairs with 24 hour written notice (except emergencies). Annual property inspection permitted with advance notice. Termination & Notice Tenant must provide 60 day written notice to vacate at end of term.
