Due date: 1st of each month
Late fee: $100 if rent not received by the 5th; plus $10/day thereafter until paid in full.
Accepted payment methods: ACH transfer, cashier's check, or money order.
Security Deposit & Fees
Security deposit: $6,500 (refundable per condition below)
Non refundable administrative fee: $200 (for tenant screening and lease preparation)
Deposit return: Within 21 days of lease termination, less any deductions for damage beyond normal wear.

Entry & Inspections
Owner may enter for inspections or repairs with 24 hour written notice (except emergencies).

Early termination: Allowed only if tenant secures a replacement qualified tenant and pays all rent through lease end.
