Security Deposit:
Tenants shall pay a security deposit in the amount of rent. The security deposit shall be held during the term of the Lease as security for any damages to the Premises or unpaid rent. The security deposit, or a portion thereof, may be used to cover:

If the tenant is found to have an unauthorized pet on the Premises, there will be a fee charged for every incident and may even become a material breach of the lease. This policy does not apply to service animals or emotional support animals as defined by the Fair Housing Act (FHA) and the Americans with Disabilities Act (ADA). The tenant must provide proper documentation or verification for such animals prior to occupancy. The tenant shall be responsible for any damage, odor removal, pest treatment, or additional cleaning costs resulting from the presence of an animal, whether authorized or unauthorized.
