The lease may be renewed and an monthly or annual basis thereafter. The rental price of $1,895.00 includes water, sewer and garbage. The monthly rental amount does not include gas, electric, internet, phone, lawn mowing, or snow removal. The deposit is $2,000.00. Each additional adult tenant on the lease, over two adults, will result in an additional monthly amount of $50. The home is located in the Roseville School District. This home is a three-bedroom, two bath, 1 car detached garage property. It is a non-smoking property. This home has a washer and dryer in the basement, central heat and central air conditioning. There are four steps to get into the home. After that there is an upper and lower level. The lower level is where the washer, dryer, furnace and 2nd bathroom are located. Pets are allowed. There is an additional $35 fee per pet, per month added to the lease. I generally show the unit on weekends between 1 AM and 4 PM and sometimes during the week between 5 PM and 8 PM. You will need to schedule an appointment first, and then confirm the appointment 30 minutes before you arrive via text or email. If you do not confirm the appointment, the appointment will be canceled. I have a Real Estate license, so if you are preparing to buy a home, this is a perfect fit. If you purchase a home through me, I can make sure the lease transition is easy. The owner will be looking for tenants with a 690+ credit score, and a solid household income of at least $48,000 per year. If you are marginal on both of these items, you will be declined. Your criminal and rental history must be clean for the past 7 years. If you have had a foreclosure, I can work with you on this. The Owner does not accept Section 8. If you have had an eviction in the most recent five years, or you have had recent criminal activity including DUIs, the owner will pass on you. If you are not a legal resident of the USA, I will not be able to rent to you as I cannot perform a valid background check. You will have to make sure your calendar is on Central Standard Time (CST).
