LANDLORD will use his best efforts to repair or replace any such damaged or defective area. TENANT shall not make any alterations to the Premises, including but not limited to installing aerials, lighting fixtures, dishwashers, washing machines, dryers or other items without first obtaining written permission from LANDLORD. TENANT fails to pay the rent in full before the end of the fifth day of the calendar month; TENANT will pay LANDLORD a late charge of $100, plus $20 for each additional day that the rent remains unpaid. TENANT or his/her/their guests and invitees shall not disturb, annoy, endanger or inconvenience neighbors, the LANDLORD or his agents, or workmen nor violate any law, nor commit or permit waste or nuisance in or about the Premises. LANDLORD may enter and inspect the Premises during normal business hours and upon reasonable advance notice of at least 24 hours prior written notice to TENANT, which notice may include email or text to the email or mobile phone number of TENANT supplied to LANDLORD. TENANT will maintain a personal property insurance policy, naming LANDLORD as additional insured, with minimum liability limits of $100,000, to cover any losses sustained to TENANT'S personal property or vehicle. THERE WILL BE NO ANIMALS, unless authorized by a separate written Pet Addendum. Tenant(s) shall not permit any animal (ie. Mammals, birds, fish,rodents, insects, etc) on the property, even temporarily, unless otherwise agree by a separate written Pet Agreement.
