We also provide for secure bicycle storage in adjacent property garage. General Lease terms: 1.) Lease term: 11 Months 30 days from date of occupancy (12: PM Sept 1 to 12: PM August 30th). 2.) Utilities & Services: Tenants pay all services and utilities expenses. Average per month expense is $425.00 for Gas, electric, water, sewer, waste & cable / data. 3.) Maintenance: All repair, maintenance for building to include mechanical & electrical systems and grounds keeping is by owner. Application Price: The cost charged direct from our independent processor for application is 60 dollars. Upon approval and after lease is signed applicant will be reimbursed / deducted from any months rents payment. 4.) Application Process: Applications are made available to prospective tenants by invitation from our vendor. Applicant/s to provide us with their full names and email address/s. Application invites are then sent to applicant via a licensed processor. A request is received when applicant first contacts us by phone text or email to our phone number (as seen in this Zillow ad) you may leave a voice message or text your request. We will call, text or email you back a response informing you of your place in line (when if another applicant has applied in front of your request). Minnesota statute disallows that we process more than one applicant per unit availability at a time. 5.) 24 Hour Time Limit to Apply: Upon receiving your invitation to apply you will have 24 hours within which to begin filling out the application from our application vendor. Our vendor charges between $49.95 and $60.00 per applicant. Your application fee is reimbursed when upon having met our qualifying standard of a (B+) grade. Either individually (when one applicant is qualifying) or accumulative average of a B+ grade when 2 or more applicants are qualifying (as when rents are to be apportioned amongst 3 or more people applying). All criteria used to determine applicant qualification complies with Minneapolis ordinance 2024-028 and all federal law. If when an applicant fails to respond to an invitation from our vendor within the 24 hour time allowance may be passed in line by others. Invitation Suspension After 24 Hours: Our vendor suspends an invite at 24 hrs. An applicant hoping to reapply when after the allotted 24 hours has expired must contact us to have another invitation sent. If so, to be placed in the order received.
