On the first day of occupancy, tenant shall pay first month's rent of $850 plus security deposit of $1500 Rent is due on the 1st day of each month. If rent is not received by the 5th day of the month, Tenant shall pay a late fee of $75, plus $10 per day thereafter until paid in full, not to exceed $150 per month. Rent includes all utilities: electricity, gas, water, sewer, and trash removal and internet. Utilities are provided based on reasonable usage for up to (1) occupants. Excessive or abusive usage, as reasonably determined by Landlord, may result in additional charges to Tenant. For single occupancy, the Tenant shall pay all utility charges above $175 per month. Pets Pets are permitted, subject to the following conditions: Maximum of one (1) dog under 40 lbs or two (2) cats. Tenant shall pay a refundable pet deposit of $250 per pet. Tenant agrees to keep pets properly vaccinated, licensed, and supervised. Tenant is fully responsible for any pet-related damage, odors, or nuisance complaints. No exotic animals, aggressive breeds, or unapproved pets are permitted. Service animals and emotional support animals are exempt from fees in compliance with Fair Housing laws. Occupancy Occupancy shall be limited to no more than two (2) persons. Other Terms Smoking is prohibited inside the unit and basement. Tenant shall not sublease or assign the premises without written consent from Landlord. A security deposit of $1,500 is required at lease signing. Lease term: 12 months, renewing month-to-month unless otherwise agreed. Applicants are subject to standard tenant screening (income, credit, and background) before lease approval. Minimum credit 620; no unpaid landlord/utility collections in the past 12 months; no evictions/judgments in the past 3 years; income 3x rent. Landlord may select among applicants and decline applications that don't meet these criteria or for other legitimate, non-discriminatory business reasons, per fair-housing and consumer-reporting laws.
