No Smoking Policy Smoking of any kind, including but not limited to cigarettes, cigars, pipes, or electronic cigarettes, is strictly prohibited inside the Premises and on the property grounds. 6. No pets or animals of any kind are permitted on the Premises without Landlord's prior written consent. 7. Maintenance and Repairs Tenant shall maintain the Premises in a clean and sanitary condition and notify Landlord promptly of any damage or needed repairs. Landlord shall be responsible for major repairs to the Premises, including structural, plumbing, and heating systems, unless caused by Tenants negligence. 8. Security Deposit Tenant shall pay a security deposit of $2,000 upon signing this Agreement. The security deposit will be refunded within 5 days after the lease ends, provided the Premises are returned in good condition, less any deductions for damages or unpaid rent. 9. Termination Either party may terminate this Agreement at the end of the Lease Term with 30 days' written notice. Early termination by Tenant may result in forfeiture of the security deposit and liability for remaining rent due under the Lease Term, unless otherwise agreed by Landlord. 10. Governing Law This Agreement shall be governed by the laws of the state of New York. Any disputes arising under this Agreement shall be resolved in the courts of New York, New York. 11. Entire Agreement This Agreement constitutes the entire agreement between the parties and supersedes any prior understandings. Any amendments must be in writing and signed by both parties.
