Lease Terms and Conditions
* Lease Duration: This is a 12-month lease agreement, beginning on. After the initial term, the lease will convert to a month-to-month tenancy unless a new lease agreement is signed.
* Rent and Deposits:
* Monthly Rent: The monthly rent is $3600.00, due on the 1st of each month. A late fee of 2% of monthly rent will be applied for payments received after the 5th of the month.
* Security Deposit: A security deposit of $3600.00 is required upon signing. This deposit will be held in accordance with California law and will be used to cover any damages beyond normal wear and tear.
* Utilities: Tenant is responsible for all utilities, including but not limited to electricity, gas, water, sewer, and trash services. Tenants must provide proof of utility transfer into their name before move-in.
* Pets: Pets are allowed upon review and approval by the landlord. The tenant agrees to be fully responsible for any damage caused by the pet.
* Smoking: Smoking is strictly prohibited inside the property and in any common areas. This includes all forms of tobacco, marijuana, and vaping devices.
* Maintenance and Repairs:
* Landscaping: The landlord is responsible for all regular landscaping and yard maintenance.
* Tenant Responsibilities: The tenant is responsible for maintaining the property in a clean and sanitary condition and watering all landscape. This includes replacing light bulbs, smoke detector batteries, and addressing minor plumbing clogs. All major repairs must be reported to the landlord in writing.
* Access to Property: The landlord reserves the right to enter the property with 24-hour written notice for purposes of inspection, maintenance, repairs, or showing the property to prospective tenants or buyers. . In cases of emergency, no notice is required.
* Subletting: The tenant is prohibited from subletting the property or any part of it without the landlord's prior written consent.
