Requirements for Prospect Tenants: 1. The application fee is $35.00 per person over the age of 18. 2. Requirements are: no evictions, no bankruptcies, no criminal background, credit score of at least 500 and a minimum amount of collections on credit report. 3. A one year lease is required. 4. Applicants are not accepted on a first-come, first-served, basis, but on a best qualified basis. 5. We will pull a credit report on every applicant and we will contact your current and past landlords, as well as your current and past employers. 6. If you are accepted for tenancy, a payment for one month's rent and security deposit (money order or cashier's check) is due when the contract is signed. 7. Tenants pay the eclectic and gas bill. 8. Section 8 voucher holders are welcomed.
