1-Year Lease Term. This lease is for a term of 12 months and begins on the agreed-upon move-in date. Utilities & Lawn Care. Tenant is responsible for payment of all utilities associated with the property, including but not limited to electricity, water, gas, sewer, trash, internet, and cable. Tenant is also responsible for maintaining the lawn and yard, including regular mowing, watering, and general upkeep. All utilities must be transferred into the tenant's name within five (5) business days of the lease start date. No Pets Policy. Pets are not allowed on or inside the premises under any circumstances. No Smoking Policy. Smoking is strictly prohibited inside the property, in garages, and anywhere on the premises (including porches, balconies, and yard areas). Renter's Insurance Requirement. Tenant is required to obtain renter's insurance with a minimum liability coverage of ($100,000 suggested). Proof of renter's insurance must be provided prior to move-in and release of keys.
