There are limited views of Longs Peak and the Front Range from the house. The home does have a fenced back yard but an off-leash dog park is nearby. The driveway and front walk are south facing (snow melts quickly here!) and there is an entertainment area out back to enjoy the great views. Rent is $3,195 and is due on the first of each month. A security deposit and first month's rent is due upon signing of a rental agreement. This is strictly a non-smoking and drug-free house. Pets are allowed to a maximum of 2 with an additional non-refundable deposit per pet of $500. This is not in lieu of pet damage for which the renter will be held financially responsible. No puppies or kittens allowed that are not 100% potty trained. All pets require a referral letter from previous neighbors - incessant barking or meowing that can potentially disturb the neighbors will not be tolerated. Subletting is not allowed under any circumstance. Renters will be approved based on income qualifications and a background check. Tenants will be responsible for all lawn care. Trash and HOA fees are covered by the landlord. $3,195 deposit plus first month's rent required at signing of the lease. There is a non-refundable pet deposit of $500 for each pet. There is a maximum of 2 pets allowed. Please note, this does not cover damage done by the pet, including the cost to replace carpets due to pet damage that cannot be repaired. Pets require referral letters from previous neighbors or landlords. Once lease is signed, any new pets will require authorization first.
