There is currently a cat on the first floor. Current tenants prefer either a cat or no pet.

No pets without approval, smoking only on the balcony (balcony needs to be kept clean).
Renter has responsibility to keep property clean and to raise any issues quickly so that it can be dealt with in a timely manner and the damage can be limited.
HOA rules must be followed.
