    Bell Forrest Apartments 185 West Forrest Street Harlem, GA 30814 APARTMENT INFORMATION: This 2 bedroom, 1 bathroom apartment is located on the lower level of a 2-story apartment complex in Harlem, GA and is our last available lower level unit. The unit features beautiful new granite countertops, new white cabinetry, stainless steel appliances, ceiling fans, LVP flooring, new shower/tub combo, interior doors, and more. Centrally located in Harlem, GA, tenants are within walking distance of the elementary school, restaurants, shopping, and more. This complex is less than 10 miles from Fort Eisenhower's (formally Fort Gordon) Gate 6, only about 7 miles to the Amazon fulfillment center in Appling, GA, and less than 1/2 mile from North Harlem Elementary School. Move-in ready! ** Showings will begin on July 15, 2025 for those who meet all requirements set forth herein. ** RENT & SECURITY DEPOSIT INFORMATION: Rent for this unit is only $925.00 per month, which includes: approved trash, landscaping, and routine pest control. This deal is good if an application is placed, approved, security deposit is paid, a lease is signed, and move-in date is on or before August 1, 2025.** Tenants are responsible for all utilities (Water/Sewer with Columbia County, Power/Electricity with Georgia Power). This is a total electric unit. If approved, the SECURITY DEPOSIT is generally $925.00, but may increase to a total of $1,850.00. The SECURITY DEPOSIT is due within 48 hours of approval of application(s) and a lease must be signed within 24 hours of approval to remove the unit from the market and reserve it for you as your new, beautiful place to call home. REQUIREMENTS: ALL applicants are required to have a credit score of 610 or higher. The LEASE must be signed within 48 hours of applications being approved and the lease shared. Approval is based on a mixture of credit score (610 or higher), rental/residential history, total monthly income (must be at least $3,237.50 per month, which is 3.5x the monthly rent), and criminal background check. A $120.00 admin fee is due with first month's rent and fees. Renter's insurance & Liability to Landlord insurance are REQUIRED. Tenants can provide these insurances through any approved insurance company. If tenants do not provide these prior to the lease start date, a monthly fee of $15 will be charged, per tenant, for Liability to Landlord insurance (LLI). This LLI does not cover the tenant's personal belongings, but covers the owner's property in the event of major accidental damage caused by the tenant. APPLICATION INFORMATION & FEES: Applications are a NON-REFUNDABLE $85.00 per person. EVERY person 18 or older is REQUIRED to place a SEPARATE application. Each applicant must provide a separate email and separate contact number for themselves, along with approved identification. If approved, additional move-in fees will be $120, which will be due at the same time as the first rent payment. Applications generally take 24-72 hours depending on how much data is supplied when the application is initially submitted, how long it takes to verify income and employment, and how long it takes the applicant(s) to provide any other required information. Only applications through Better Homes and Gardens will be considered. This home can only be held for a lease start date that is up to 2 weeks from the date that the application is approved (if applicable) by our office and only IF the security deposit is paid and the is signed within 48 hours of approval. ANY AND ALL INDIVIDUALS 18 OR OLDER MUST FILL OUT A SEPARATE APPLICATION and every individual's application must have a different email and phone number. ACCEPTANCE IS BASED ON COMBINATION OF THE FOLLOWING REQUIREMENTS SET FORTH BY THE OWNERS: Income must be at least 3.5x the rent in total (combined) monthly income (i.e. $925.00x3.5= $3,237.50). This will be verified. Credit scores of at least 610 or higher. Verified and approved rental/residential history. A Criminal background check. ADDITIONAL INFORMATION: This deal is for new tenants only. $925.00 monthly rate good for applications placed, approved, security deposit paid, lease signed, and a move-in date on or before August 1, 2025. PAYMENT ASSISTANCE -- Rental assistance programs, government assistance programs, and/or housing vouchers are NOT accepted. The unit can be held for up to 2 weeks with accepted applications, paid security deposit, and a signed lease. Active duty MILITARY? Ask about our military discount when you contact us! Rent at $925.00 per month is based on a 12 month lease. A shorter lease may be approved for an additional monthly premium. NO PETS -- Sorry, Folks!
