1. Lease Term
The Tenant agrees to lease the Premises for a term of no less than six (6) months and no more than twelve (12) months. The exact start and end dates of the lease term shall be specified in a separate addendum to this Agreement.
2. Application for Occupancy/Approval
Each proposed adult occupant must complete an application for approval, including authorization forms in detail.
A non-refundable processing fee of $100.00 per applicant, excluding husband/wife or parent/dependent child units, must accompany the application, payable to LAKE MAYAN APARTMENTS, INC.
The completed application must be submitted to the Association Management office at least 30 days before the desired date of occupancy.
Applicants must be interviewed prior to the final Board of Directors approval. Occupancy without such approval is prohibited.
3. Occupancy Restrictions
The use of the apartment is strictly for single-family residence only.
The number of occupants is limited to 4 occupants. No commercial vehicles, trucks, boats, trailers, motor homes, mobile homes, campers, recreational vehicles, etc., are permitted to park on the premises overnight. Only 1 assigned parking space available per apartment.
Moving of furniture in or out of the apartment is not permitted on Sundays or Holidays. Moving hours are from 7:00 A.M. to 5:00 P.M., Monday through Saturday.
4. Rent and Lease Renewal
Rent is due as stated in the lease addendum, with late fees applicable as previously defined.
No lease shall be for more than 12 months. Renewal or extension of the lease is subject to re-approval by the Board of Directors.
5. Rules and Regulations
The Tenant agrees to abide by all the rules and regulations provided by the Association Rules and Regulations. The Tenant shall receive a copy of these rules upon lease signing. No pets are allowed at any time within the Premises.
6. Other Provisions
Tenants are required to adhere to a specified lease term and must submit a non-refundable $100 processing fee with their application for occupancy. Rent is payable in advance on the first of each month, and a late fee will be charged for payments made past the allotted grace period. A security deposit equal to one month's rent is to be collected at lease signing, which may be returned after deducting for any damages or outstanding rent at the end of the lease term. While water costs are covered by the landlord, tenants bear the responsibility for all electricity charges related to their premises. Maintenance: As previously outlined, with the addition of no alterations or improvements without consent.
