All other utilities are at a set fee per month. -Renter is responsible for replacing filters on furnace and filling water softener salt. -Only 2 pets allowed at a time. Renter is responsible for any damage from pets. -Renter is aware and accepting of "as is" condition of the house. -Renter is aware and accepting of construction being done in the house. Renter is able to perform home improvement projects as long as they are agreed upon with owner. -No smoking is permitted inside the house. Smoking is permitted outside the premises or inside the garage or shed. Renter is responsible for any smoke damage that occurs inside the home including replacement of drywall, primer and paint. -Lease agreement will be for 1 calendar year and go month to month thereafter, with 30 days notice to vacate. To break a lease, there will be a fee of 1 months rent. No subletting.
