Promptly reporting maintenance issues (plumbing, appliances, etc.) to prevent further damage.
Minor maintenance tasks such as plunging toilets or unclogging drains (if not due to plumbing defects).
Responsibility for any damages caused by tenant negligence or misuse (repair costs to be covered by tenant).
Owner/Landlord Responsibilities:
Covers all major repairs (HVAC, plumbing leaks, appliance malfunctions not caused by tenant).
Coordinates and pays for regular building maintenance (e.g., common areas, trash removal).
Provides professional servicing for HVAC systems, pest control (if needed), and plumbing beyond tenant's scope.
