Please review the following information to help you understand our application process and tenancy criteria.* ALL APPLICANTS WILL UNDERGO A FULL CREDIT AND BACKGROUND CHECK: 1. Applicant(s) and co-signers are required to pay a non-refundable processing fee by either certified check or money order. No cash or personal check will be accepted. Receipt available upon request. 2. Processing fee is $45.00 per applicant(s), which pays for: o Full Credit Report and Background Check including: o Credit Score o SSN Verification o Previous Address History Report o High Risk Fraud Alert Identification Report o State Specific or Multi-State Eviction Search o State Specific or Multi-State Criminal Search o Public Records Search o Rental and Employment Verification REQUIRED FEES & DOCUMENTATION 1. Current and valid Government issued picture identification is required with in-person verification. 2. All applicants must have a Social Security Number to apply. Applicants without Social Security Numbers must show other proof of identity such as an Individual Taxpayer Identification Number (ITIN), Work/Student Visa, Valid Passport, etc. and will require an additional security deposit and/or cosigner. 3. In addition to your application(s), you are required to provide proof of identity and proof of income, which is typically current paystubs showing a minimum of the last 90 days income. 4. All move-in funds (i.e., rent, deposits, and fees) must be paid by money order or cashier's check. Cash and Personal checks will not be accepted under any conditions. Personal checks or Zelle online payments will be accepted starting with the second rental payment. 5. In order to protect your personal belongings, Owner/Landlord requires all tenants to carry Personal Property & Liability Insurance, with documentation proof due at lease signing. 6. All rental payments are due on or before the first day of each month and are late if not received by the sixth day of each month. This means they must be received by the landlord and not in transit by the due date. The late fee is fifteen percent (15 %) of the monthly rent, plus an additional twenty dollars ($20.00) each day the rent payment is late. It is important that your payment is received by the close of business (6pm) on the due date. There are no exceptions to this policy unless applicable by law. Tenants are welcome to submit rental payments any day prior to due date, provided the current month's rent is paid in full. GENERAL REQUIREMENTS 1. Applicant(s) on time for showing with valid government issued photo identification. 2. Applicant(s) respectful towards the Landlords and Property. 3. Application(s) must be completely filled out and signed by each person over 18 years of age. 4. All applicants must qualify as leaseholders. Some exceptions may be made for adult dependents. 5. Owner/Landlord will show property, by appointment, seven (7) days a week between the hours of 9am and 6pm. 6. The application form will be available at showing. 7. Applications are processed in the order at which completed and paid applications are received. The application for one single tenant is considered received when fully completed, signed by the applicant and applicable screening fees are paid in verified funds. The applications for multiple tenants are considered received when fully completed, signed by each potential applicant over the age of 18, and applicable screening fees are paid for each person in verified funds. 8. We use a third-party vendor, Rental Housing Association of Washington (RHAWA) to complete the screening reports on all applications. Landlord will not accept a reusable tenant screening report, a screening report will be ordered for each applicant through RHAWA during screening. You have the right under the Fair Credit Reporting Act to know the information contained in your credit file at the consumer reporting agency. You have a right to obtain a copy of your consumer report. To receive a free copy, you must submit your request within 60 days of receiving an adverse action notice to the agency. If you find that any information contained in the report you receive is inaccurate or incomplete, you have the right to dispute the matter with the reporting agency. Disputes: The screening of your application for tenancy included a RHAWA's Full Credit Report and if you wish to dispute any or all information on your credit report, contact Rental Housing Association to file the dispute on your behalf.9. When the screening report is completed, if your application can only be approved with conditions, these conditions must be met within 24 hours in order to maintain first position for the property. After 24 hours, owner/landlord will start processing other applications. Thereafter, once you meet the conditions, your application will join processing behind any application currently being screened. 10. If your application is approved, owner/landlord will contact you in order to confirm your desired move in date and review lease terms. The owner/landlord will then prepare a lease agreement for you to review and sign after the property condition checklist walk through is completed. 11. The lease agreement must be signed and returned to owner/landlord, together with the first month's rent, and all applicable security deposit funds within 48 hours, in order to retain first position for the property. If the lease and deposit are not submitted to the owner/landlord within 48 hours, then the owner/landlord will continue to process other applications for the property. Thereafter, once applicant returns the lease and all due funds, the lease will be accepted subject to the outcome of any application currently being processed. 12. Property inspection walkthrough checklists are scheduled during normal business hours. Inspection must be completed Monday-Friday, between the hours of 9:00 am and 6:00 pm, should you require to arrange move-in after hours, please make advanced arrangement with the Owner/Landlord. Applicants and owner/landlord must complete the walkthrough checklist prior to an applicant signing the lease to be a tenant. 13. Small pets to be considered on an individual basis, requiring additional monthly pet rent and a non-refundable per pet fee. No fish tanks. OCCUPANCY 1. Limit of two (2) people per bedroom, due to square footage of bedrooms. 2. This is a Non-Smoking House, this includes any smoke, incense, and/or vapor from any source whether tobacco, marijuana, or any e-cigarette type products (i.e. vaping) inside the house, storage, and garage areas. 3. No water beds. (*Not a complete Tenant Criteria. Prospective tenants emailed a full criteria.)
