Security deposit is $1000. First month's rent and security deposit are due upon lease signing. No smoking and no pets, FIRM. Credit screening results and income, plus credit history, will be considered. Applicants should be able to demonstrate good fiscal responsibility. Applicants with multiple charge-offs, unpaid debts, accounts in collections or a history of delinquent payments will be denied. A history of prior evictions and/or unpaid landlord collections are decline criteria. Must disclose bankruptcies, which are considered on a case by case basis. Criminal screening is done for applicants who are 18 years and older. Criminal history is considered on a case by case basis. Applicants must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicants should be able to provide strong and verifiable references from previous housing providers for a minimum of 2 years, renting from someone other than family and friends. The Screening Fee of $57/person is non-refundable. We do not accept pre-screened applications or online applications.
