The primary suite, with a small kitchenette and its own outdoor access via French doors, provides an excellent set-up for a home-based work space that requires sound privacy, or for an elderly or young adult household member who would like some independence within their connection to the rest of the household. Renter has the ability to choose the size and location of wardrobe to be purchased for the primary suite/studio. South facing orientation on a wide lot allows for maximum light to get you through the darker months. Located on the end of a cul de sac, the house has a unique set-up for safe street play on bikes and scooters. The cul de sac has also hosted occasional Sunday afternoon dance parties and block parties that foster the community feel that makes this neighborhood so great! As property owners, we live across the street and are extremely responsive to maintenance needs. We are a small family that enjoys being connected to our community and ideally want renters who want to be engaged and in relationship with us and the neighborhood community as well. Living in CoHousing has long been a dream for us, so if you're similarly inclined, that's a bonus (but not required)! Fully fenced back and side yard suitable for containing small children and dogs (no guarantees about cats). The ample front yard has been converted to south-facing garden space, providing a fabulous opportunity for a would-be urban farmer! Garden space will be shared with us, and we will use water from our own property to maintain our portion of the garden. If you would rather not garden, we will maintain that area of the property. Garage on the property will be available to the tenants for use of laundry until laundry facilities are relocated inside the house utility closet. Shared use of garage with owners for storage in designated areas and occasional shop use--no vehicle parking. Owners will notify leaseholder prior to any garage or garden entry via text. Side yard to the east of the garage is reserved for owner use to store materials, but will be available for tenants to use as needed for egress and non-secure storage. Wood burning stove will be replaced at some point with a gas fireplace. For some reason we don't have photos to post of the three non-primary suite bedrooms. They all have hardwood floors, closets with sliding doors, upgraded electrical outlets and lights, curtains, and are recently painted. FYI: House is in the process of being prepped for painting an updated color, so the front of the house might look a little mottled as primer is painted on areas where old paint is scraped off! Verification of stable income required, as well as at least 2 months of rent in reserve. Must provide past landlord contact for references. All adult tenants must apply. No smoking within the house. Sage and incense okay. Maximum of four tenants. Pets allowed--maximum 2 animals. Renter responsible for all utilities. Tenants are responsible for yard care and mowing lawn and must obtain renters insurance at their own expense. First and last months rent due at signing. Security deposit equal to one month's rent can be paid in installments. $400 of the security deposit is a non-refundable cleaning fee. Pet deposit of $250. Dogs subject to approval. Shared use of garage with owner for storage; no vehicle parking. Owner will notify leaseholder prior to any garage entry. Side yard east of garage reserved for owner use to store materials, but is also accessible to tenants for egress and limited non-secured storage. Your privacy and autonomy is important to us. All potential residents must be present for the tour of property prior to application submission. Out of area applicants may tour via video call. Drive-by look recommended before scheduling a tour.
