A pair of brand new, large-capacity GE washer and dryer will also be included.
[4] A nice 16'x16' deck is built in front of the front door. It's in very good shape since it was built recently. It did not come with the house (a small one did) and we had it built in 2022 for $8,800.
[5] A large 30'x30' concrete slab has been built very close to the mobile home. It's ready for a large car garage or a huge workshop. We had it done in 2023 for just over $12,000.
[6] Other improvements done to the property and their itemized costs are: tree removal @ over $28K, gravel for the driveway @ $2,800, fence for three sides of the property @ $26,700, Septic tank installation @ $9,300.
[7] The property is located about 4 miles from a major shopping center, with Walmart and Home Depot next to each other. Also, there is only one nearby next-door neighbor to the north of our property and they are a very nice family: husband, wife and four children. So, no noisy neighbors. The location of our property is very quiet and the only sounds that could be heard are nature sounds and cars driving by occasionally. Traffic noise is low since our home is not close to the road. Also, Sardis Road does not have a lot of traffic during the day and it drops way down in the evening. This of course would be a "plus" to the buyer of this property.
The main reason this property was purchased by its current owner is that it has a great location. However, due to plans for moving out of state, this great property is now available for sale.

A quiet location in the suburbs but not far from the city. We have only one nearby neighbor and they are a very nice and friendly family. Truly a GREAT location, surrounded by nature's sights and sounds... PLEASE NOTE THAT the price history information that Zillow is displaying in our listing, it's both incorrect and misleading. The previous sale price of $69000 which is shown by Zillow, that is just the price of a wooded parcel of land without any structure on it and minus the cost of many improvements which were done to the property. This $69K is also a reduced price from the original $118K sale price, after the owner passed away and his heirs lowered the price drastically in order to sell the property fast. The current sale price includes everything: the 40.7-acre parcel of land, a large, like-new home and many improvements which were done to the property like tree removal, fencing the property, extra-large septic tank, large deck, large concrete slab for garage/shop, etc. So, when Zillow is listing the previous sale price at $69K, then it gives a potential buyer the wrong information in terms of assuming that EVERYTHING on the property was previously sold for $69K. This was pointed out to Zillow and we were told to state these facts in our listing and make a potential buyer aware of this information.
