Smoking Policy This is a non-smoking property. Smoking of any kind, including but not limited to tobacco, marijuana, and electronic/vaping devices, is strictly prohibited inside the dwelling, in common areas, and within 25 feet of the building. Tenant shall be responsible for ensuring compliance by all occupants and guests. Violation of this policy will be considered a material breach of the Lease and may result in immediate termination. Pet Policy No pets of any kind (including but not limited to cats, dogs, reptiles, and exotic animals) are permitted on the premises at any time. Any unauthorized pet found on the property shall constitute a material violation of this Lease and may result in fines, damages, and/or termination of tenancy. Parking Tenant is entitled to the exclusive use of two (2) assigned parking spaces designated by the Landlord. These spaces are for the Tenant's personal vehicles only and may not be sublet, reassigned, or used for storage. Guest vehicles are permitted to park on the street in compliance with city regulations. Tenant agrees to comply with all parking rules and restrictions, and shall be liable for any fines or damages resulting from misuse of parking areas. Utilities Electricity Landlord shall pay the monthly electricity bill up to an amount of $200.00 per billing cycle. Any amount exceeding $200.00 in a given billing cycle shall be the sole responsibility of the Tenant and must be reimbursed to the Landlord within five (5) business days of notice and documentation of the bill. Failure to pay excess charges shall constitute a breach of this Lease.
