Tenant shall be responsible for ensuring compliance by all occupants and guests. Violation of this policy will be considered a material breach of the Lease and may result in immediate termination. Any unauthorized pet found on the property shall constitute a material violation of this Lease and may result in fines, damages, and/or termination of tenancy. Utilities Electricity Landlord shall pay the monthly electricity bill up to an amount of $200.00 per billing cycle. Any amount exceeding $200.00 in a given billing cycle shall be the sole responsibility of the Tenant and must be reimbursed to the Landlord within five (5) business days of notice and documentation of the bill.
