This lease agreement is for a term of one (1) year. A month-to-month arrangement may be considered after the initial term with the mutual written consent of both parties. Rent: Monthly rent is $2,400, due on the 1st day of each month. Rent is considered late if not received by the 7th, and a $50 late fee will be applied. Utilities: The tenant is responsible for all necessary utilities and services, including electricity, water, trash, sewer, internet, cable, landline, and landscaping. Maintenance & Repairs: Tenants must maintain the property in a clean, orderly, and sanitary condition at all times. Any damage, necessary repairs, or safety concerns must be reported to the landlord promptly. Tenants will be held financially responsible for any damage resulting from neglect, misuse, or abuse. Occupancy: Only the individuals listed on the lease agreement are permitted to reside at the property. Guests staying longer than seven (7) consecutive days must receive written approval from the landlord. Pets: Pets are allowed with the landlord's prior written approval and a non-refundable pet fee. The tenant is responsible for any damage caused by pets. Use of Property: The property is to be used strictly as a personal residence. No business, sub-leasing is strictly prohibited or commercial activity is allowed without the landlord's written consent. Breaking this rule will be consider a breach to this contract and tenant will have 30 days to evacuate the premises. Smoking Policy: Smoking is strictly prohibited inside the home. Lease Termination: Either party may terminate the lease at the end of the lease term by providing 30 days' written notice. Early termination by the tenant may be permitted with the payment of an early termination fee, as outlined in the lease agreement. Furnishings: The property is leased fully furnished. An inventory checklist will be provided and signed by the tenant at move-in. Tenants are responsible for the proper care and condition of all furnishings and appliances throughout the lease term. Landlord Entry: The landlord may enter the property with a minimum of 12 hours' notice for inspections, necessary repairs, or emergencies, in accordance with Florida law. Walkthrough: A walkthrough of the property will be scheduled every 6 months.
