Rent and Payments - Monthly Rent: $2,950 - Rent is due on the 1st day of each month. - Rent received after the 3rd day is considered late. - Late Fees: $50 after the 3rd day, plus $10 per day until paid. - Returned Check Fee: $35. - Security Deposit: $2,950 (held to cover damages beyond normal wear and tear). - Payment Method: Online transfer preferred, checks also accepted. 2. Lease Renewal and Termination The lease is for 12 months and does not automatically renew. Either party may agree to renew the lease with new terms each year. If the tenant chooses to end the lease early, there is a fee equal to two months' rent ($5,900) unless a mutual agreement is reached with the landlord. The landlord may terminate the lease for nonpayment, serious lease violations, or illegal activity. 3. Occupancy and Use The home may be occupied by the tenants listed on this lease and their immediate family members. More than five (5) people may live in the home if they are immediate family, as long as this is disclosed to the landlord. No business or commercial activity (including short-term rentals like Airbnb) may be conducted from the property. Guests staying longer than 14 consecutive days require landlord approval. 4. Pets Pets are allowed with landlord approval. Up to two (2) pets (cats and/or dogs) are permitted. No aggressive breeds. Dogs must weigh under 75 lbs. Pet Fees: $300 non-refundable fee per pet, plus $25/month per pet. Pets must be vaccinated, licensed, and covered under the tenant's renter's insurance policy. 5. Smoking No smoking or vaping inside the home, garage, or any enclosed space. Smoking is allowed outdoors only if waste is disposed of properly. 6. Utilities and Services Tenant pays for all utilities, including: - Electricity - Gas - Water & Sewer - Trash & Recycling - Internet / Cable Landlord pays HOA dues and property taxes. Tenant is responsible for pest control. 7. Maintenance and Repairs Tenant must: - Keep the home clean and in good condition. - Replace HVAC filters regularly. - Handle minor repairs or maintenance under $150. - Maintain the lawn, landscaping, and outdoor areas (a lawn mower is provided in the storage shed for tenant use). Landlord will handle: - Major systems (roof, HVAC, plumbing, electrical). - Appliance repairs shared equally between landlord and tenant. Tenants must report needed repairs promptly to prevent further damage. 8. Walls, Painting, and Alterations Tenants may hang pictures or mount TVs as long as holes are patched and touched up before move-out. The matching wall paint is stored in the garage cabinet and should be used for touch-ups. No major painting or alterations without landlord approval. 9. Grills and Outdoor Use Grills are allowed on the deck only. No open fires, fire pits, or grills may be used indoors or in enclosed spaces. 10. Entry and Inspections Landlord will give at least 24 hours' notice before entering the property, except in emergencies. Entry may be made for inspections, maintenance, or to show the property to prospective renters or buyers. Routine inspections may be performed once or twice per year. 11. Insurance and Liability Tenant must maintain renter's insurance during the entire lease term. Tenant's policy must cover pet liability if applicable. Landlord is not liable for any injuries or damages occurring on the property except in cases of landlord negligence. 12. Move-In / Move-Out A move-in inspection with photos will be completed before occupancy. The same checklist will be used at move-out to determine any deductions from the deposit. Tenant agrees to return the property clean, free of trash, and with walls patched and paint matched. Professional cleaning or carpet cleaning may be deducted from the security deposit if necessary. 13. General Terms All tenants are jointly responsible for rent and damages (joint and several liability). If one part of this lease becomes invalid, the rest remains in effect. This lease is governed by Georgia law.
