Hudson Gardens has certain criteria that must be met in order to set up a showing and to apply for the unit. Felonies must be over 7 years old and Gross Misdemeanors (not driving related) must be over 5 years old. Please note we DO NOT deal with any Sex Crimes no matter the age or level of conviction, Violent offenses, as well as crimes dealing with [removed], [removed], Heroine, and Prescription Pills. We have income requirements that must be met. We accept offer letters, pay stubs, bank statements, as well as paperwork from SSI/SSDI and county. If you are currently employed, we require a minimum 3 months on the job or consecutive job history. For our applications, we do require that you provide proof of your monthly income in verifiable form. We do not take any verbal verification. Lastly, any Evictions or UD's must be over 3 years old. If a balance is owed on them, the balance must be under $800 in order for us to consider the application OR you must show that you have had a consistent on time payment plan with the property for 6+ months. If you feel that you will pass our pre-qualification process, please contact our office to set up a showing. We have convenient office hours to ensure that we have a time that will work for you. Please note that some units available do require a 24-hour notice for showings. Owner provides heat, water, sewer, trash. Dogs allowed under 30lbs and not on any restricted breeds list. Dog deposit $400 per dog ($200 refundable) and additional $40 per month per dog rent. Cats accepted with a $400 deposit per cat ($200 refundable) and an additional $35 per month per cat. Deposit on an approved 12 month lease is equal to 1 months rent. Additional deposits can apply based on credit, rental history, etc. There is a $200 non-refundable fee that is taken from security deposit.
