Guest Policy:

Guests must follow all property rules, including noise, parking, and no-smoking policies. No Subletting. Unauthorized long-term guests may be considered a lease violation.
Application Requirements:
Background and credit checks will be required for all adult applicants. Rental history and employment/income verification will also be requested.
Maintenance:
Tenants are responsible for routine, minor maintenance (e.g., replacing lightbulbs, keeping drains clear). The owner will address major repairs or any issues affecting habitability.
Lease Term:
A one-year lease is required. At the end of the term, renewal is at the landlord's discretion in accordance with California law.
Move-Out Conditions and Notice:
Tenant must provide at least 30 days written notice prior to vacating. Tenant must return the ADU in clean and sanitary condition, remove all personal items, return keys/control devices, and notify Landlord of any damage beyond normal wear and tear.
Security deposit deductions may apply for non-compliance, as allowed by California law.
