An outside covered balcony with glass rails is another 300 square feet, perfect for outdoor enjoyment or barbequing in all weathers. Amenities include granite counters in the kitchen and bath, natural gas fireplace, stackable Washer/Dryer, dishwasher, refrigerator, waste disposal, Portable Air Conditioning. You can keep up to two cars in the secured parking lot with a provided remote gate opener. You will be just blocks to the Jantzen Beach Mall, bus stop for both Trimet and C Tran and retail including Starbucks, Panera, Target, Home Depot and others. Minimum one year lease. No smoking; pets will be evaluated based on temperament, size and quantity. Pets with letters of recommendation will get first pick. Prospective tenants with no pets will receive a $100 discount on the rent.. Rent is $1,695.00 per month with a refundable security deposit of $3,000.00 for tenants with pets ($2,000.00 for no pets). This home has been carefully maintained and cared for. Our ideal tenant will be someone who will be a clean, quiet neighbor, since you will be living in close proximity to the landlord. Home has been deep-cleaned and is ready for immediate move-in. Tours are available by appointment only. Important notes about this property: 1.) Property owners live in the unit below and value peace and quiet as well as your privacy. 2.) All residents must comply with the moorage rules and regulations - Ask for links for the rules and regulations. 3.) Living on the water entails walking up and down ramps and docks. This is a 2nd story which means stairs to reach it. LEASE SUMMARY SECTION: One year lease. Owner pays for water, sewer, garbage, natural gas and 2/3 electric. Tenant is responsible for electric (on average, between $70 and $120 per month for electricity, depending on the season). Non-smoking home; well-behaved pets only. TO APPLY: OPEN APPLICATION PERIOD: This rental home is located in the City of Portland and will not accept applications until 11/01/2023 at 8 AM. Applications received before the open application period will receive an 8-hour penalty. Applications received at the same time will be prioritized by the desired date of move in and priority will go to applicants who have well-behaved pets who have toured the interior of the property prior to application. Every adult tenant must complete a rental application/full background check (please ask landlord for a copy of the rental application), and pay a $50.00 non-refundable application fee via Zelle (landlord will provide Zelle payment instructions). In addition, the primary tenant must provide a copy of their most recent credit score (less than 3 months old), one positive landlord reference (name and phone number of the current or former landlord) and proof of stable income. All of this information can be given to the landlord in person or emailed. Prospective tenants must provide all of these things prior to application processing; incomplete applications will not be processed. Application process usually takes about three business days to complete. The City of Portland requires a notice to applicants of the Portland Housing Bureau's Statement of Applicant Rights. Additionally, Portland requires a notice to applicants relating to a Tenant's right to request a Modification or Accommodation.
