Application Requirements
Platform: All applications must be submitted through Zillow.
Applicants: Every individual age 18 or older who will reside in the home must submit a separate application.
Accuracy: All information must be complete and truthful. Providing false or misleading or omitting information is grounds for denial or termination of tenancy.
Screening: Zillow provides a background check, credit report (soft inquiry), and debt profile.
Income & Credit Standards
Minimum Credit Score: 650 required to process your application.
Proof of Income: Applicants must provide 60 days of W2 pay stubs or a recent 1099 tax statement. Bank statements are not accepted as proof of income. Alternative income statements can be provided, but must be verifiable and demonstrate they can be sustained thru the 12 month lease
Income-to-Rent Ratio: Gross monthly income must equal at least 3.25 times the monthly rent.
Debt-to-Income Ratio: Combined monthly debt payments may not exceed 40% of net monthly income.
Verification: Employment, income, and rental references (including prior landlord history and eviction record) will be verified before approval.
Lease Terms
Minimum Lease: 12 months.
Renter's Insurance: Required prior to move-in.
Pets: No pets permitted.
Smoking: This is a non-smoking property
