1. Monthly Rent:
Tenant agrees to pay a monthly rent of $2,750, due on or before the 1st day of each month.
2. Payments Due at Lease Signing:
At signing, tenant shall pay:

Last month's rent (non-refundable): $2,750
Security deposit: $500 (refundable per terms below)

3. Security Deposit Terms:
The $500 security deposit will be held to cover any unpaid rent, damages beyond normal wear and tear, or breach of lease terms. It will be returned within [15 30] days of move-out, pending a satisfactory inspection.
4. Late Fees:
Rent not received by the 5th of the month will incur a $75 late fee, with an additional $10 per day thereafter until paid in full.
5. Utilities:
Tenant is responsible for the following utilities: electric, water, gas, internet, trash, etc.
6. Occupancy & Use:
Premises shall be used exclusively for residential purposes and occupied only by those listed in this agreement. No subletting without landlord's written approval.
7. Maintenance & Repairs:
Tenant agrees to maintain the property in clean condition and notify landlord promptly of needed repairs. Landlord is responsible for major systems and structural repairs.
8. Entry by Landlord:
Landlord may enter the premises with at least 24 hours' notice for inspections, repairs, or showings, except in cases of emergency.
9. Termination:
Tenant shall vacate the premises on the lease end date unless a renewal is executed. Early termination must follow agreed-upon notice and fees as outlined in the lease.
