Mill Valley: Charmer on the Hill (Available December 1) Our house was built back in the 1930s; it's a real charmer, with wooden floors and a very "vintage" vibe. Though the place is just 1332 square feet, the rooms are spread out over one-floor and it feels quite spacious. You might have to yell to be heard from one end of the house to the other. The house is located in the Tam Junction area, up on a hill. You will feel completely secluded the moment you get home. The house is surrounded by a huge yard and offers amazing views of the mountains, trees, Mount Tamalpais and the Bay below. One year we had a big buck of a deer hang out in our backyard most afternoons. He took a daily nap. He had quite some antlers and we nicknamed him "Buckaroo." Mill Valley is a magical town. Outdoor activities abound; the air is clear almost year-round; there are great restaurants everywhere. Whatever services you need, Mill Valley has them all. The public school system is first-class. Anyone who resides in Mill Valley feels lucky to live there. It feels like a small town. It is a small town. There are two or three bedrooms, depending on how one counts. One room could be used as an office or a bedroom. The master bedroom has a nice walk-in closet and sliding door that opens onto a deck. Just below the deck, you can take in the wonderful landscaping, with a giant swath of native, colorful, draught-resistant plants. The deck is ideal for coffee in the morning or a beer or glass of wine in the evening. There is a fireplace in the living room, but we've been advised not to use it. We're told the inside of the chimney is old and needs to be rebuilt. But we've also been told more and more people in Marin County don't burn wood because of air quality concerns (there are 7-12 "Spare the Air" days declared each year). We can discuss installing a gas-fired, fake log system inside the fireplace, but our most recent tenants did something very creative with battery-operated candles of varying sizes. You might consider doing something similar. Another tenant placed a big screen TV there, on top of a cabinet, covering up the fireplace completely. Our home's gas heat works fine in the winter. There is no air-conditioning, but rarely is air-conditioning wanted. There is ample storage below the house, with some spacious and sturdy built-in storage racks built in. Over the years we've: 1) Added a huge new kitchen with a big island in the middle. If you are a serious cook, you will love this kitchen; 2) Replaced the washer, dryer and dishwasher; 3) Added a new roof (brand new as of two years ago); 4) Installed all-new vinyl (wood-appearing) flooring throughout the house (but kept the original wood flooring in the living room); 5) Vacuum-cleaned all the air heater ducts; 6) Performed huge amounts of landscaping (you will enjoy our very natural, very private setting); 7) Poured a very solid cement driveway with excellent drainage to the street; 8) Installed new, highly fortified undergirding below the deck; 9) Built a nice new wooden exterior fence between two properties; 10) Painted the place regularly, inside and out; and 11) Converted the garage into a big TV room with sound-proof walls for any musicians. Of course, you can always use the garage as a garage if you prefer! So even though the house is "old," it's really quite new with all the fixups we've done in recent years. Please Note: We love our neighbors and it's extremely important to us that we keep them happy. We might move back into the house at some point and don't want any ill will in the 'hood. We seek tenants who are settled, quiet and friendly. We prefer to not rent to pet owners, but possibly, for an upcharge, a dog or cat could be considered. The place is unfurnished. Rent is $6,500 per month, with a one-year minimum lease. If you want to lease longer than a year, we can discuss that. Available Monday, December 1. We have promised the current tenant we will do our best to limit prospective tenant visits, so we want to do as much pre-screening as we can before you will be able to see the place.
