When puppy buyers came to pick up their pups, they usually commented on the beauty and privacy of the property, as well as the surrounding area. This property is perfect for a couple or small family that wants to enjoy country living and maybe self-sufficiency. The spring-fed pond has Bass and Sunnies that are healthy to eat, unlike the fish from most other ponds and lakes, which are stream-fed and have chemical runoff from farmer’s fields. The lumber of the one year old raised-bed gardens is red cedar which organic gardeners know has no chemicals added, unlike pressure treated wood. The soil is naturally fertile and the cattle provide good raw material for compost. This an excellent investment because most of its value is in the 43 acres of land that qualify for reduced property tax rate under farmland property tax assessment. Taxes on those 43 acres are under $500 per year. Those acres legally qualify for farmland assessment because they produce some grass-fed Angus beef cattle and have enough acres fenced. The house only has two bedrooms which keep the total cost for property taxes very low. That is what you want in investment real estate, If someone buys a McMansion on one acre, instead of this, their house will deteriorate with time, while the annual costs of property taxes will be many times higher. These acres have not had their value reduced by farmland preservation, so they retain full value. Many farms had their building rights sold to the State of NJ for about half of the value of the land. Future building of houses or barns is not going to be approved on those farms. Those properties are not good investments. About 20 acres have new fence of the type that holds all farm animals including goats and sheep. Last summer, nine Black Angus lived in this pasture, so it is ample for you to keep the farmland assessment going with a few Angus and still have pasture for some horses. The 15+/- wooded and unfenced acres from the Commissioners Pike end have very many deer because the property has many bedding spots, but neighboring state lands have grazing without deer bedding spots. You could rent hunting rights for profit, or hunt it yourself, or have a deer sanctuary. There are also many wild turkeys. The closest town is Alloway, about two miles away. It’s a one traffic light town. If you decide to check out this area, stop at Bud’s Market for the best hoagies you ever had. Take your time at it and see that the town has a lot of very nice people. Kids living here go to Woodstown High School. It always has the highest SAT’s in the area.
