Lease Term:

Tenant agrees to establish all utility accounts in their name prior to occupancy and to maintain continuous service throughout the term of the lease. Any interruption or disconnection of utilities due to nonpayment or negligence by the Tenant shall constitute a violation of the lease.
Maintenance & Upkeep:
Tenant shall keep the property clean, sanitary, and free of debris. Any damage caused by misuse, neglect, or failure to report maintenance issues promptly will be the responsibility of the Tenant.
Occupancy:
The premises are to be used strictly as a private residence and occupied only by the individuals listed on the lease agreement.
Appliances:
All major appliances, including a new refrigerator, oven, washer, and dryer, will be installed prior to move-in and are to remain in good working order. Tenant shall be responsible for routine cleaning and proper usage.
