Security Deposit Tenant shall pay a security deposit of one month's rent upon execution of this Agreement. The deposit will be held in accordance with Texas Property Code 92.102 and returned within 30 days after lease termination, less any deductions for damages beyond normal wear and tear. Utilities Tenant is responsible for payment of all utilities and services for the Premises, including but not limited to electricity, water, gas, trash collection, and internet. Occupants The Premises shall be occupied only by the Tenant(s) listed in agreement. Pets Tenant may keep up to two (2) domesticated pets on the Premises, subject to Landlord's prior written approval. The following conditions apply: Pet Fee: A non-refundable pet fee of $300 per pet is required. Monthly Pet Rent: $20 per pet. Restrictions: Certain breeds may be prohibited. Pets must be house-trained, vaccinated, and not pose a nuisance. Liability: Tenant is responsible for any damage caused by pets and agrees to comply with all local ordinances related to pet ownership. Smoking Policy Smoking is strictly prohibited inside the Premises, including all indoor areas and within 25 feet of any entrance, window, or ventilation intake. This includes the use of tobacco, marijuana, e-cigarettes, and vaping devices. Violation of this policy constitutes a material breach of this Agreement and may result in eviction and forfeiture of the security deposit. Maintenance and Repairs Tenant shall maintain the Premises in a clean and sanitary condition and promptly notify Landlord of any necessary repairs. Landlord handles repairs over $75 unless caused by tenant's negligence. Tenant shall not make any alterations without Landlord's written consent. Entry Landlord may enter the Premises with at least 24 hours' notice for inspections, repairs, or to show the property to prospective tenants or buyers, except in cases of emergency. Termination Upon termination of this Agreement, Tenant shall vacate the Premises, remove all personal property, and return all keys to the Landlord. The Premises shall be left in the same condition as received, minus normal wear and tear. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the State of Texas. Tenant Selection Criteria and Acknowledgment Pursuant to Texas Property Code 92.3515, at the time of application, Landlord shall provide Tenant with a written notice of the tenant selection criteria and the grounds upon which the rental application may be denied, including factors such as criminal history, previous rental history, current income, credit history, or failure to provide accurate or complete information on the application form.
