    What's special

This is an awesome in-town home with a location in the middle of the action with a suburban/country home feel. It’s a three bedroom/one bath house - about 1100sqft. The house is great! And it is a dog owner's dream, as there is a dog door and a beautiful, fenced-in back yard with a great mixture of sun and shade for your four-legged friend, along with a large back deck area. While the house is really great for a dog owner, it doesn't have to be, of course. It's a cute home with one nice-sized bedroom with a larger closet space, another with beautiful French doors opening to the deck and yard, and a third that's most often been used as an office. There is a washer and dryer, a new refrigerator, and the most energy-efficient furnace money can buy. There are a lot of in-town condos and apartments around, but this is a sweet spot with a sun-dappled yard for the dog and a great back yard for lounging. It is a quiet, long-standing Atlanta neighborhood - Woodland Hills - with mature trees and friendly, quiet neighbors. The home is very close to Emory University, Virginia Highlands, Ponce, Inman Park, the CDC, Buckhead, Lenox and Phipps Plaza, all major highways, the Belt Line, Piedmont Park and a number of other green spaces and parks, as well as downtown and midtown. This home currently has tenants in it, although they have bought a home of their own in the neighborhood; they will be moving out at the end of June. The house will be available for a new tenant shortly after that - as early, potentially, as July 1. I am planning to show the home on Sunday, June 6th from 11AM - 2 PM. However, often times, this home is snatched up sight unseen before an official showing. So if this home feels like a great fit, you might want to consider moving quickly. While a showing doesn’t happen for another few weeks, please feel free to drive by the property, of course, though please do not enter the yard, as tenants still occupy the home. And please forgive the front yard which is just now regenerating after having a new sewer and water main line installed. And if you're interested in learning more about the house, please feel free to reach out to me. Thank you!
