Policies & Deal Breakers This rental is for one adult only. The space includes one queen bed and is not suitable for couples or multiple occupants. This is a no-child home. No shared custody visitations, child visitations, or overnight stays with children are allowed. No pets or animals of any kind are permitted. No smoking, vaping, or drug use anywhere on the property inside or outside. No parties, gatherings, or events are allowed. The living room and dining room on the main level are private and off-limits. Tenant access is limited to their suite and the shared kitchen and entryway. Tenant must keep noise levels low and respect the quiet, peaceful environment. Tenant is assigned one designated driveway parking spot. The garage is reserved for the homeowner only. Tenant must use the provided trash and recycling receptacles located outside. Tenant has access to the shared laundry room in the basement. Rent is due on the 1st of each month. A $250 late fee will be charged if rent is paid after the 5th. If rent is not paid by the 15th, eviction proceedings will begin, and all associated fees and costs, including legal fees, will be the tenant's responsibility. The security deposit is separate and will not be used to cover rent, late fees, or legal fees. It will be returned within 30 days after move-out, assuming the property is in the same condition as at move-in, minus normal wear and tear. Tenant is responsible for keeping their space clean and treating shared areas with respect. Any damages beyond normal wear and tear will result in additional fees.
