Utilities & Maintenance Tenant shall be solely responsible for the cost of heating oil used for the Premises, as well as lawn care and regular yard maintenance. Use of Property Tenant's right of use and occupancy shall be limited strictly to the portion of the property defined in this Lease Agreement (the "Leased Premises"). Any other portion of the property is expressly excluded from this Lease. Landlord Access Landlord retains full rights to access, enter, and use all excluded areas of the property at any time, including but not limited to purposes of land study, inspections, or future development, provided that such access does not unreasonably interfere with Tenant's quiet enjoyment of the Leased Premises.
