Multi-year leases are available. Tenant is responsible for all utility activation fees, landscaping maintenance and pest control. No pets allowed. Smoking or vaping of any kind is not permitted and will result in lease termination. Tenant must provide proof of utility accounts prior to occupying premises: SRP, Southwest Gas, and City of Chandler water/refuse. Lease renewal : If renter does not terminate lease or renew lease for another term 30 days prior to end date, the lease will automatically move to a Month-to-Month lease with a 10% increase in rent. All rules, regulations and requirements of the current lease carry over. Such tenancy shall be terminable upon 30 days written notice by either party. Written notice is required regardless of intention to vacate the premises. The lease stipulates the forfeiture of the entire security deposit if the thirty day notice is not given, plus monthly rent until the property is re-rented. During this 30 day notice period, the property may be listed for sale or rent. The property must be available and in good showing condition during this marketing time. You will be provided 48 hours notification of showings. If tenant fails to pay rent by the 1st of the month you are subject to eviction and liable for the associated costs. Tenant grants permission to contact tenant's employer(s) and references in attempt to collect unpaid debt. If rent is not received by the 5th of the month, tenant is responsible for a $150 Certified Letter Fee for each attempt made to collect rent. Additionally, in the event that the services of a collection agency are used, additional fees which can be as high as 50% of the outstanding balance, may be incurred along with a per month interest charge. An Eviction Processing Fee of $500 will be assessed if rent is not paid in full by the 14th day of the month. Breaking the lease: when tenant fails to fulfill terms of this agreement, tenant will also be responsible for liquidated damages equal to (3) three months rent in addition to fees for damage caused by tenant and rent owed through the date of possession. It is agreed by all parties that the liquidated damages is not a penalty. Tenant acknowledges that the home owners insurance does NOT cover the Tenants possessions under any circumstance. Tenant is required to obtain their own renter's liability policy and must provide landlord with policy declarations page within 5 days of move in. Failure to provide proof of coverage will result in an increase in rent of $100 per month. Tenant agrees to abide by all HOA regulations and CC&Rs and agrees to pay $100 plus the HOA fine for each and every HOA warning or violation at the property.
