    What is the apartment like? Location is very convenient; just a few blocks away from Kingston High School and HealthAlliance Hospital -- plus all the new shops, bars, galleries, and cafes in Midtown. Also, 5-10 minutes away from both the Rondout Waterfront and Historic Uptown Kingston! Located on a quiet street, the apartment is professionally managed by an experienced property manager. Washer and dryer in-unit! Spacious living room and a nice-sized backyard with a landscaped garden area. There is a small bonus room off one of the bedrooms which could function as a home office! The interior has been painted with paint that does not contain any volatile organic compounds (no-VOC), to promote a better level of indoor air quality and a healthy environment. All entrances have electronic, keyless entry so you never have to worry about losing your keys or getting locked out! Off-street parking rights go with this unit; there is room for one, possibly two cars, in the driveway. This is the downstairs unit of a duplex. The upstairs tenant is considerate, but naturally you might hear some light traffic during appropriate hours. There are stairs in this unit (the unit consists of two floors). The apartment is approximately 1,200 square feet. Dogs under 40 lbs are allowed (one per unit) and will have "pet rent" of an additional $40/month. Water, sewer, and garbage pick up included, tenant(s) pay for all other utilities. The entrances and utilities are separate from the upstairs unit. We are looking for courteous and respectful tenant(s). No illegal drug use at any time, and no smoking indoors please. At this time, we are ONLY offering 12-month leases. Currently, we are not offering month-to-month leases. EACH adult applicant (18+ years of age) must fill out an application, be on the lease and go through a background and check. Valid, government-issued ID required when you turn in your application. Your background and credit checks do not necessarily have to be perfect. You do not have to submit an application to view the apt, only if interested. The first month's rent and a one month refundable, security deposit due at lease signing. We will hold an open house this Wednesday (03/23) from 5PM-6PM. If you're interested in attending, please respond via email to receive a link to our rental application. In order to be considered as soon as possible, please fill out applications for ALL adult tenants before the open house, or fill out and bring with you to the open house.
