Based on the Sears, Roebuck kit home models 'Carlin' and 'Lebanon' with modifications by the builder that include combinations of the two designs and increased room dimensions. Updated over its 90 years with new 200 amp electrical service, copper plumbing, wall and attic insulation and window configuration improvements while retaining the original late 1860 1st floor windows, and also keeping and rebuilding earlier energy saving devices such as fully functioning exterior window shutters, adding large shade trees and using gravel driveway to prevent heat island effect caused by black top surfaces and involving very high efficiency split-system air conditiong systems (Mitsubishi) to keep the home economically comfortable. The original tin roof has been restored and finished in white to greatly improve its sun reflectivity and the late 1970 garage has had its roof replaced with white steel standing seam to replicate the house roof, along with new 6-inch half round gutters systems (original 1927 type), replacing inexpensive 4-inch 'K' channel style gutters.
