Minor maintenance (light bulbs, air filters, yard upkeep) is the Tenant's responsibility.
7. Renewal & Termination
Either party may terminate the lease at the end of any annual term by providing at least 60 days written notice prior to expiration.
If no notice is provided, the lease automatically renews for another one-year term under the same terms and conditions.
8. Governing Law
This agreement is governed by the laws of the State of California, particularly the California Civil Code (Sections 1940 1954) governing residential tenancies.
