    Completely upgraded since the last renter in a quiet picturesque neighborhood with a partial river view from the living and bedroom windows facing south on "C" Street, this unit offers proximity within a couple of blocks to downtown Washougal, walking distance to the main city park, library, police station, child care, shopping and the beach and is situated ten minutes from the 205 bridge to Portland.We consider ourselves unique as management whose primary interest lies in running a low occupancy, low density, reasonably priced, but unusually high quality "HOME" environment for tenants of medium to long tenure. We are looking for tenants who will be proud of their neighbors and their home. We are not looking for tenants in a rapidly changing life situation.We are looking only for renters possessing quality of character who are comfortable with the area and are intending to stay for at least a year. We are in a position to not be in a hurry to rent to anyone that does not meet our criteria. Quality and stability are management's overriding concerns.We regret that loud merry-makers-or simply LOUD people- do not fit our vision and there are tens of housing units in the area that will gladly accept them; however that is not our business model.There are strict noise enforcement provisions from 10:00 pm to 8:00 am INCLUDING WEEKENDS and the live-in manager is tasked with enforcing them. The moderate rent assumes that we will in return for the quality of life that we provide be able to collect rents on time and that tenants will be appreciative and not abuse their neighbors, the units or the property in general. Tenant screening is thorough to ensure against unpleasant surprises for all concerned based on past tenant history and qualifications.There is at least a bi-monthly walk-through check of all units by the live-in manager to assure that each unit is safe, in good condition and in compliance with lease provisions.Each tenant is allowed two ASSIGNED parking places in addition to an extra guest parking space in their assigned row.Tenants pay only electricity and for the on-site electronically secured laundry room machines if they opt to use them- no other hidden charges whatever are levied as in other rental properties.A security system scans the laundry, the stairwell and the parking lot on a 24hr basis.TENANCY REQUIREMENTSThere is a non-refundable $60 application fee for past rental history, credit and criminal background checks, requiring at least three days to finalize.No dogs. Only one cat is allowed per tenant, requiring a yearly non refundable $450 fee. No more than one cat is allowed.No smoking is allowed inside the interiors. Tenants may smoke outside within the property boundaries.All units are available on a one year lease basis only. Afterwards, the time limit of tenancy may be negotiated on a case by case basis.There is a security deposit of $600 which may be either wholly or partially refundable depending on the condition of the unit at the end of the lease term in accordance with Washington Law.First and last month's rents each of $735 required before move-in First month's rents will be pro-rated to move in date.We thank you for your interest in our ad and hope that after reading about the advantages we offer over other apartment rentals you will decide to look further into renting with us.
