Credit History and Screening
*Credit Requirements. Tenant acknowledges that as part of the application process, Landlord has required a minimum credit score of 620 for applicants not receiving any form of housing subsidy or assistance. This credit score requirement is applied uniformly to all non-subsidized applicants.
*Compliance with Colorado Law. In accordance with Colorado Revised Statutes and the Rental Application Fairness Act, Landlord will only consider credit and rental history from the most recent seven (7) years when making rental decisions. Any credit or rental history older than seven years shall not be considered.
*Applicants Receiving Housing Assistance. Pursuant to Colorado law, applicants receiving housing subsidies (including Section 8 or other rental assistance programs) shall not be evaluated on the basis of credit score, credit history, or lack of credit history, except where required by applicable federal law.
*Portable Tenant Screening Reports. In compliance with Colorado Revised Statutes 38-12-902, Tenant has the option to provide a valid portable tenant screening report at no cost to the Landlord. If such a report is submitted, Landlord shall not charge an additional screening fee and shall use the report in evaluating the Tenant's application.

Monthly rent is $2,000, with a security deposit of $2,000 due at lease signing.
Rent is due on the 15th of each month. A late fee of $100 will be applied if payment is not received by the 16th.
Maintenance & Cleanliness:
The tenant is not responsible for any exterior maintenance of the property.
However, maintaining cleanliness inside the apartment is required, and the unit will be subject to monthly cleanliness inspections to ensure proper upkeep.
