Brand new ADU (accessory dwelling unit). It is attached to the main house, but it is a completely independent unit with a separate entrance and complete privacy. The ADU is part of an HOA that has a clubhouse with three pools, a sauna, a weight room, and many other amenities. Lease Term The lease term is for a period of twelve (12) months, commencing on the agreed start date. Pets and Smoking No pets are permitted on the premises without the prior written consent of the landlord. Inquiries or requests regarding pet accommodations must be directed to the landlord. Smoking is strictly prohibited within the dwelling and on the premises. Parking Tenant is permitted to park one (1) vehicle in the driveway, off-street. The driveway is a shared space, and the tenant must cooperate in sharing access with one other vehicle. Appliances Provided The premises are equipped with a stove/oven, microwave, and dishwasher. Tenant-Supplied Appliances Tenant is responsible for providing and installing a refrigerator and a stackable washer/dryer unit (compatible with either electric or gas). Utilities Tenant shall be responsible for the payment of all utilities associated with the premises, including electricity, gas, and trash collection, which are separately metered or billed. Water Service Water service is shared between the Accessory Dwelling Unit (ADU) and the main residence. Tenant shall pay a fixed monthly fee for water usage. In the event of unusually high water usage, an additional fee may be assessed and shall be negotiated in good faith between the landlord and the tenant. Homeowners Association (HOA) Fees Tenant shall pay a fixed monthly fee for any applicable Homeowners Association (HOA) dues associated with the property. Yard Maintenance Tenant shall pay a fixed monthly fee for yard maintenance services. Temporary Shared Utilities As this is a newly constructed ADU, utility services may be temporarily shared with the main residence for a period of up to three (3) months while separate meters are installed. During this transitional period, utility usage fees shall be negotiated between the landlord and the tenant.
