1. Lease Term & Rent
The Lease shall commence on the agreed start date and continue for a term of one (1) year.
Monthly rent shall be 3,000 payable in advance on or before the first day of each month.
Upon expiration of the one-year term, tenancy may continue on a month-to-month basis with Landlord's consent, at a monthly rent of $3,500.00.
2. Security Deposit
Tenant shall deposit with Landlord the sum of $1,000.00 as security for performance of tenant's obligations under this Lease.
The deposit shall be held and returned in accordance with applicable law, less any lawful deductions for damages, unpaid rent, or other charges.
3. Use and Restrictions
Premises shall be used solely as a private residence.
No pets are permitted.
No smoking of any kind is allowed inside the premises.
Occupancy shall be limited to the persons listed in this Lease. Subletting or assignment is prohibited without Landlord's written consent.
4. Utilities
Tenant shall be solely responsible for payment of all utilities, including but not limited to:
Gas
Electric
Water and Sewer
Cable/Internet
5. Maintenance & Repairs
Tenant shall maintain the premises in a clean and sanitary condition.
Tenant shall promptly notify Landlord of any condition requiring repair.
Tenant shall be responsible for damages caused by Tenant's negligence, misuse, or that of Tenant's guests.
Tenant shall not make alterations, additions, or improvements without landlord's prior written consent.
6. Rent Payment, Late Fees & Default
Rent is due on the first day of each month.
If rent is not received within five days of the due date, Tenant shall pay a late fee of $100.00.
Nonpayment of rent or violation of this Lease constitutes default and may result in termination of tenancy and all remedies allowed by law.
7. Landlord's Right of Entry
Landlord may enter the premises upon providing at least 24 hours' notice, for the purpose of inspection, repairs, or showing to prospective tenants or buyers, except in the event of emergency where no notice is required.
8. Termination & Renewal
Either party may terminate a month-to-month tenancy by providing 30 days' written notice.
Renewal of the Lease shall be subject to Landlord's approval and new lease terms.
9. Insurance
Tenant is required to obtain renter's insurance covering personal property and liability.
10. Governing Law
This Lease shall be governed by and construed in accordance with the laws of of Arizona.
