Air filters are to be changed every two months if no pets are in house, and every month if there is a pet. Ice and water filter is changed every 6 months. Supplies will be delivered to the house. -Quartz countertops are to be cleaned with appropriate granite/quarts cleaning solution. No bleach wipes or any other products to be used to clean countertops as it will damage countertop. -No bleach to be used on showers or toilets; only appropriate bathroom cleaning solution to be used for cleaning. -No roundup to be used to kills weeds. These will be taken care of as part of lawn maintenance provided to you. Tenant is only responsible for the weeds that may grow between pavers. Only a mixture of water with bleach (50% water 50% bleach in a spray bottle) is to be used to kill weeds, but they'll also need to be pulled afterwards. -No power washing the pavers as they are sealed and will be damaged if they are. The porch portion of the home is the only place that you may power wash -No smoking inside the house -Street parking is not permitted. You may use driveway as additional parking, or any available parking spaces provided in the neighborhood. -If the community pool key, home keys, or garage door opener is lost, it will be the responsibility of the tenant to report to landlord and pay for replacement. -Animals are not preferred in home, but exceptions can be made at an additional cost. A refundable pet deposit of $500 is required before move in date. The deposit will not be refunded for pet damage beyond normal wear and tear, such as, chewed or scratched floors, walls, doors, furniture, as well as, pet stains and odors. Pets are required to be potty trained and be on a leash anytime outside the house, unless they're in the dog park. In addition, there will be a monthly pet rent of $25 per pet, no more than 2 pets allowed. Any damage to the house beyond normal wear and tear caused by pets will need to be reported to the landlord as soon as it is noticed, and will be repaired then. If costs surpass pet deposit amount, it will be the responsibility of the tenant to cover the remaining costs. -A refundable security deposit of $2,875 along with first month's rent (and pet deposit if applicable) is required before move in date. The first month's rent will be prorated if move in date is after the 6th of the month. If tenant's move in date is 15 days from second month, the tenant must pay second months's rate in addition to prorated first month's rent before move in date. The security deposit will not be refunded for damages beyond normal wear and tear or failure to pay rent. The tenant is financially responsible for any damages over and above the amount of security deposit. The last month' rent will not be prorated. -Tenant is to give a 45 day renewal notice before lease expires. -Rent is due on the 1st of every month. Failure to pay rent on a timely manner will result in a written notice allowing 3 days (excluding weekends and legal holidays) for rent to be paid. If rent is not paid within the 3 days after written notice, the security deposit will not be refunded, and an eviction process will ensue. The tenant will be responsible for any additional legal fees taken. -Lease terms can be flexible. For short lease terms up to 6 months, rent will increase to $3,450 with all utilities included (power, water, trash, and internet). Lawn maintenance, outside pest/fertilization, AC maintenance, air filters, ice & water filter will also be included as listed earlier for your convenience. For a lease term up to 9-11 months, rent will be $3,300 and include all utilities and benefits as the 6 month lease. A security deposit of $2,875 and first month's rent will be collected before move in date, as well as a pet deposit if applicable. Monthly pet rent per pet also apply; maximum of 2 pets. -For 12 month or greater term lease, the tenant will be responsible for transferring the power, water & trash utility to their name. Tenants will have a 1 week grace period to make these changes. The landlord will be available for any assistance needed during this process. If the tenant fails to transfer the utilities to their name, the landlord will provide the tenant with the utility bill for power, water & trash and they will be responsible to pay the landlord by or before due date. Failure of tenant to make payment will result in cease of utility services. -Tenants are responsible for evacuating all of their belongings, cleaning the house, painting walls to its original color if applicable before surrendering rental property to the landlord by the time lease expires. 1 community pool key, 2 house keys, 2 mail keys, 2 garage door openers must be returned to landlord on the last day of tenant's lease. Failure to return listed keys will result in deductions from security deposit. -Refusal or failure to move out of property when lease expires may result in legal action and tenant will be responsible for all legal fees. If tenant refuses to evacuate, their security deposit will not be refunded. Tenant will be responsible to continue to pay for rent and utility bills until tenant evacuates. -There will be an initial mandatory walkthrough inspection before move in date and a final walkthrough inspection on the last day of the tenant's lease between landlord and tenant. Any excessive damages beyond normal wear and tear and/or excessive cleaning needed noted on final walkthrough will result in a nonrefundable security deposit. -Lease termination by tenant prior to lease term will result in a nonrefundable security deposit. The tenant will still be responsible for paying their last month's rent in full and will not be prorated. -If damage to the house occurs directly due to violation of the responsibilities listed, the tenant will be responsible for repair costs quoted by professional chosen by landlord.
