    This is a piece of land with a history. The lot was subdivided from a farm that has been owned by the same family for over 100 years and if you go straight at the driveway entrance, you come to a canal that was constructed early in the last century to bring water from the creek to the farm. The woods create a buffer from the road and the neighbor in the next house down. There are some old growth hardwood trees on the property and some really cool rock formations that give you privacy and beauty. To the right of the property, are the NEIGHbors - horses who silently watch over the land. On May 2, 2016 the seller and I met with the wetlands committee to go over the map and this is what they told us: 1) Buyer only has to maintain a 100 ft setback from the Wetlands on the far side of the property boundary. 2) Buyer would still have to hook up to the sewer at the end of the driveway but the previous seller already paid the $3500 fee to the town. 2) Driveways: If the path to the right is used, like in the original plan, the commission waived the 100 foot setback from the wetlands so buyer can install a paved driveway. This is a great place to build your dream home. Woods, fields, and close proximity to so many activities, services, shopping and dining.
